3409 Connecticut Avenue, N.W.
Summary
The proposal for 3409 Connecticut Avenue, N.W. includes a three-story plus loft rear addition behind an existing 1-story commercial space in order to create a mixed- use building. The ground floor retail space will be expanded to the rear and two apartments will be constructed above, one on each floor. The existing retail space is 80 feet deep and with the exception of new patio space on the top floor which will overhang the existing building, the new construction will sit behind this structure. The total height of the addition is 40 feet, adding 21 feet above the front façade of 19 feet but it is sited considerably behind the front façade of the building . Across the alley is a three-story apartment building; the proposed structure would sit approximately 72 feet away. Materials include Hardie siding, standing seam metal roof, large undivided windows facing east and west, and wood accents.
ARC Recommendation
The ARC has no objection to the proposal as presented and commends the quality of the design and of the presentation. The blank sides of the new building facing north and south will need further consideration. As the project develops, the ARC would like to see side views of the building, a 3D from-the- street perspective and a three-quarter view in addition to the front elevation.
