3516 Newark Street, N.W.

James Solomon, JC Solomon LLC

Description

3516 Newark Street was designed by Frederick Pyle, a noted Cleveland Park architect, and built in 1907 by the Cleveland Park Company. It is a contributing structure in the Historic District. The concept under review, which includes a two-story rear addition with a third-floor roof deck and a full basement, was first presented to the ARC in January. That design has since been modified. A previous rear addition was constructed in the 1990's and will be integrated into the proposed new addition while there will be no modifications to the front façade. The current proposal will extend the house 16 feet into the rear yard on the west side with an enlarged dormer on the third floor. While the existing house has a rough, pebble-dash stucco, the material for the addition will be a smooth stucco. The rear façade and east and west sides of the addition will have a stone cladding at the base. Aluminum clad simulated true divided light sliding doors and double hung windows will be used. And the basement entry areaway on the east side will be modified.

ARC Recommendation

While the ARC has no objection to the concept of this rear addition, the ARC suggests that the materials be simplified and specifically that the stone wainscoting at the base of the addition be reduced in height or eliminated.

3504 Lowell Street, N.W.

Stephen Muse, Muse|Kirwan Architects

Description

Built in 1917, 3504 Lowell Street is a contributing structure in the Historic District. It is one of three companion houses on the south side of street designed by Landvoigt & Cook. The proposal presented includes a two-story rear addition with a basement and a new rear deck. In the front of the house, a new covered roof addition over the existing front terrace and a remodel of the third-floor dormer is proposed. The rear addition will extend 16 feet on the first floor, the depth of the current deck, and seven feet on the second floor with an indent of four inches on the west side. The materials will match the existing materials. The windows in the front dormer will be restored to their original size and configuration. The architect noted that the other two houses of the three-house set have a covered roof on the front porch of the house.

ARC Recommendation

The ARC has no objection to the rear addition and deck as proposed. The ARC also has no objection to the proposed covered roof on the front porch, although evidence of an original front porch roof from a photograph or illustrated newspaper ad would be helpful in evaluating this part of the proposal to determine whether the porch roof is a restoration, keeping the character and scale of the Historic District, or an addition.

The motion passed 10-0.
