3141 Highland Place is a classic Victorian built in 1896 (or 1897) complete with a large wrap around front porch. The proposal includes the construction of a new free standing garage, and additions on the east and west sides of the house. Also proposed is the replacement of a previously constructed two-story rear addition with a new addition. The new addition will be the same depth as the existing one, but three feet wider and with a raised roof line and additional dormers. The enclosed hot tub on the front porch will be removed. The materials on the new additions will reflect those of the existing house.
The ARC requests floor plans for the basement, second floor and third floor/attic in order to better understand the set back of the reconstructed rear addition.
The ARC has no objection to the concept as presented, assuming satisfactory review of the floor plans.
The motion passed 6-0, with one recusal.

This house was built in 1936. The proposal includes the reconstruction of an existing rear addition. Also included is a new deck, retaining walls and stairs at the rear of the house. Modification of one rear bay window and the addition of another bay is also proposed. There are no alterations to the front of the house. Cementitous siding will be used.
The ARC has no objection to the proposal as presented.
