Owner: Greensfelder and Foer
Agent: Anne Decker and Lori Cardeli, Anne Decker Architects

The proposal includes a side addition and façade alteration. The front porch will be reopened and the front steps will be re-established. A new one story addition will replace the existing portico entrance and deck on the east side of the house. Various existing sky lights will be removed. On the rear of the house, new French doors and a window will be installed. On the east side, new windows will be added.

The stone foundation will also be reestablished on the east side.

The neighbors have been contacted and are in support of the project.

The ARC has no objection to the project as present.

The proposal includes a 3-story rear addition, and a new dormer on the 3rd floor. Also proposed is the conversion of the existing garage into a car port, with a solid wall facing the rear property line. The shingles on the addition will match the existing house.

The neighbors have been consulted, with a response from one neighbor still outstanding.

The ARC has no objection to the project, based the revised drawings illustrating a lowered dormer roof.

The proposal includes a new 3 story rear addition, a new curb cut, a new driveway and an underground garage at the rear of the house. While not illustrated in the drawings, it was stated that the driveway would rise with the grade and then descend approximately a half story to the garage, thus partially blocking the garage from street view. The stucco and stone foundation on the addition will differ from the existing house. The existing stucco will be repaired, as will the stutters.

The neighbors have been consulted with a response from one neighbor still outstanding.

The ARC has no objection to the curb cut with the understanding that the driveway will rise and then decline as outlined above. In addition, the ARC recommends that the 3rd floor dormer be removed or pushed several feet back into the house in order to reduce the size. Also, casement windows should be considered as a replacement on the 3rd floor front.

The proposal includes a new 3 story rear addition, a new rear deck on the first floor and an underground garage in the basement. An existing addition and deck will be removed, as will a side stoop. Hardiplank sliding will be used.

The neighbors have been consulted with one response still outstanding.

The ARC recommends that greater attention be paid to the design of the deck, with consideration to such options as finishing the underside, using more substantial posts, screening the underside and giving the deck a more porch-like appearance.

The proposal would replace a single story mudroom with a 2 story addition on the front south side of the house. This addition will be built on the existing foundation. Siding will be used on the first floor and stucco on the second. Privacy fencing will shield much of the first floor addition from the street.

The neighbors have been consulted and have no objection.

The ARC has no objection to the project as presented.
