The proposal is a full-width, 2-story, rear addition to a non-contributing house. There is also a small rear extension (2’-3’) to a small, existing shed-roof, rear, attic dormer. There is no work proposed for the front of the house. The rear addition absorbs several smaller existing rear addition “bumps” and constitutes approximately ten feet of the house rear footprint and flushes out with the back of the deepest of the existing rear bumps. The sides of the full-width addition are made of red brick to match and extend the sides of the existing sides of the house. These sides serve as “bookends” for the rear finish material which is to be painted, hardi-plank, lap siding, stretching the entire rear of the addition. The windows will be double-hungs, 6 over 6, arranged symmetrically on the rear, with central rear French doors at the ground level.

The ARC had no objection to the project but raised some aesthetic concerns including suggesting wider casing on the rear windows and doors and also monitoring the quality of the joint between the old and new brick on the sides.

The motion passed 6-0.

This is the second review of a proposed new house that would replace an existing non-contributing house. The architect has worked closely with HPRB staff, the ANC, and directly with ARC, to reduce the bulk of the proposed volumes and reduce the size of the house, and tweak the proposed stone wall in front, and essentially making the house “friendlier” as seen from the street.

The ARC had no objection to the revised proposal.
